Important Notes

Service Fee vs. Actual Costs

Plan fees (Plan A / B / C) are service fees for Japan YES property management services. Actual costs such as property taxes, management fees, utilities, and other third-party charges are billed separately. Invoices clearly distinguish between service fees and actual cost reimbursements.

Paying Actual Vendor Costs

To keep your total cost low, large actual vendor costs (e.g. renovations, repairs) are not charged to your credit card — card processing would add roughly 4% to the full amount. You pay these costs by international transfer (Wise recommended, or your bank), with the transfer fee on your side. Our service fee and small fixed fees can still be paid by card. For larger jobs, the vendor cost is collected in advance before we pay the contractor.

Tax Services Disclaimer

Japan YES is not a licensed tax accountant (税理士) firm. We do not provide the following services: tax return preparation, tax consultation or advice, or tax amount calculations. For these services, we can introduce you to a qualified, licensed tax accountant (税理士). Our tax representative (納税管理人) service is limited to receiving tax notices.

Annual Fee Review

Our fees are reviewed annually and may be revised to reflect changes in costs and market conditions. The fee schedule in effect on the date we accept your request applies to that request. Plan fees and fixed Spot Service fees are tax-included (内税); the percentage-based service fee is charged plus consumption tax.

Our service operates on an annual basis. You may cancel at any time, and your service will remain active until the end of the current contract year. No further charges will be applied after that.

We accept all major international credit cards (Visa, Mastercard, American Express) through Stripe. Payments are processed securely in Japanese Yen (JPY).

The ¥22,000 (incl. tax) setup fee is a one-time charge applied only in your first year. It covers the initial registration as your tax representative (納税管理人) with local authorities and setting up your Japanese contact address.

Yes. You can upgrade at any time and the price difference will be prorated for the remainder of your contract year. Downgrades take effect at the start of your next contract year.

Yes, within a limited window. If you cancel within 7 days of your initial subscription and have not used any mail handling service, contact us and we will refund you in full. After that period, subscription fees are generally non-refundable, and one-time service fees are non-refundable once the service has been carried out. The full terms are set out in Article 5 of our Terms of Service.

No. The plan price is the same whether your property is in central Tokyo, a regional city, or a rural village — every prefecture is covered at the same rate. Our work is done remotely, so distance costs us nothing and costs you nothing. The only location-dependent charges are for physical work carried out by a local company we arrange on your behalf, such as a utility connection or an inspection, and you see that quote before anything is ordered.

No. Your annual plan fee covers all included services. Additional services like mail forwarding and package storage are clearly priced on this page and only charged when you use them.

Additional mail items beyond your plan limit are handled at ¥110 per item (incl. tax) for opening and scanning. You will be notified when you are approaching your limit.

Yes. Plan A covers 1 property, Plan B covers up to 2, and Plan C covers up to 3. If you need to manage more than 3 properties, please contact us for a custom quote.

Once you sign up and complete payment, we begin the onboarding process immediately. Tax representative registration with your local municipality typically takes 2–4 weeks. Your mail address and dashboard access are available within 3 business days.

Absolutely. Our service is designed specifically for property owners who live outside Japan. You can sign up, pay, and manage everything from anywhere in the world. No Japanese language skills or phone number required.

Yes. If you sell your property, you can cancel your plan and we will assist with the transition, including deregistering as your tax representative. Your service remains active until the end of the current contract year.

Yes. We support both owner-occupied and rental properties. For rental properties, we coordinate with your property management company (管理会社) and manage related mail and payment setup for you.
