Japanese law requires every non-resident property owner to appoint a Tax Representative — a Japan-based person or company that receives tax notices on your behalf. Without one, tax bills you never see can lead to penalties or even property seizure.

Important Notes

Service Fee vs. Actual Costs

Plan fees (Plan A / B / C) are service fees for Japan YES property management services. Actual costs such as property taxes, management fees, utilities, and other third-party charges are billed separately. Invoices clearly distinguish between service fees and actual cost reimbursements.

Paying Actual Vendor Costs

To keep your total cost low, large actual vendor costs (e.g. renovations, repairs) are not charged to your credit card — card processing would add roughly 4% to the full amount. You pay these costs by international transfer (Wise recommended, or your bank), with the transfer fee on your side. Our service fee and small fixed fees can still be paid by card. For larger jobs, the vendor cost is collected in advance before we pay the contractor.

Tax Services Disclaimer

Japan YES is not a licensed tax accountant (税理士) firm. We do not provide the following services: tax return preparation, tax consultation or advice, or tax amount calculations. For these services, we can introduce you to a qualified, licensed tax accountant (税理士). Our tax representative (納税管理人) service is limited to receiving tax notices.

Annual Fee Review

Our fees are reviewed annually and may be revised to reflect changes in costs and market conditions. The fee schedule in effect on the date we accept your request applies to that request. Plan fees and fixed Spot Service fees are tax-included (内税); the percentage-based service fee is charged plus consumption tax.

For an owner living abroad, a Japanese property management company is the party on the ground in Japan. That means acting as your registered tax representative (納税管理人) so tax notices reach someone who can act on them, receiving and translating your Japanese mail, paying property taxes and utility bills on your behalf, and coordinating locally with contractors, utilities, and management associations. The point is that nothing in Japan stalls just because you are not there.

It depends on the model. A rental management company typically charges a percentage of the monthly rent and focuses on tenants and the building. A service built for non-resident owners is normally a flat annual fee covering the compliance and communication side: with Japan YES, plans start at ¥66,000 per year (tax included), with a one-time setup fee of ¥22,000 in the first year. One-time services such as utility setup are quoted separately.

It is held in a dedicated bank account we use only for money held on behalf of owners, separate from the account the company runs on. Management fees and repair reserve contributions are debited straight from that account, so your building is paid from your own funds rather than ours.
