What we take on
Tax representative (納税管理人)
We register as your client’s tax representative, receive the tax notices and pay property taxes on their behalf.
Japanese contact address — including the domestic contact on the registry
Your client can use our address as their contact address in Japan, and we also act as the domestic contact (国内連絡先) recorded in the property registry — required for non-residents since April 2024.
Mail received, scanned and translated
We open and scan the post, translate it into English, and show it online. Originals can be stored, forwarded or disposed of.
Bill payment — no Japanese bank account needed
Property taxes, management fees, utilities and contractor invoices are paid from funds your client sends us from abroad. Bank transfer fees are charged at cost.
Local coordination
Inspections, repairs, junk removal and utility connections are arranged with a company near the property, with the quote shown first.
English and Chinese support
Everything with your client is handled in English or Chinese, with a dashboard where both the documents and the payments are visible.

Questions we usually get
What if the client has no Japanese bank account?
We pay from funds they send us from abroad — property taxes, management fees, utilities and contractor invoices. No Japanese bank account is needed; bank transfer fees are charged at cost.
Do we need to speak Japanese to work with you?
No. We work with you in English (or Japanese, if you prefer) and with your client in English or Chinese, so nobody has to translate in the middle.
Does it work for rural property and vacant houses (akiya)?
Yes — all of Japan, same service and same price. Mail is redirected to us wherever it comes from, and the tax representative filing is the same procedure in every municipality.
Can you manage the property on site?
No. We do not send our own staff for on-site work such as regular visits, cleaning or key handling. When physical work is needed, we arrange a company near the property, go through the quote with your client and handle the payment.
When should we bring you in?
About a week before closing is comfortable: the tax representative filing and the domestic contact both affect the closing and registration schedule. We can also take the case on after closing.
